When I first began in real estate, I encountered a couple of probate situations where the confusion and conflicting (or missing) information around settling the estate significantly cost the heirs, financially as well as emotionally. Prior to becoming a realtor, we experienced it in my own family. We found ourselves not only dealing with the loss but also overwhelmed with the responsibilities of an executor and very confused about how to accomplish all that was needed. It felt even more difficult because we lived in another state. Knowing firsthand some of those feelings of loss and confusion led me to pursue the Certified Probate Real Estate Specialist designation. I welcome the opportunity to be able to help others in a similar position. In cases where a property has been neglected and is not a good candidate for the retail market, I also work with investors who can close quickly and will purchase in various states of disrepair.¬† For executors that live out of the area, digital signings allow for easy completion of necessary documents without requiring any travel, fax machines, printers or scanners. Although the probate process necessarily takes some time to complete, once court authority has been granted, the property itself is able to be sold before the entire process is completed. This allows the estate to stop the ongoing expenses associated with maintaining a property.
