As a Realtor that specializes in probate I assist in facilitating for an estate administrator, executor/executrix, going through probate proceedings. We are a multi-lingual team speaking: English, Spanish, French, Russian, German and Polish.

I specialize in helping families settle their estates and understand that this is a very difficult time and help in many areas not just selling the property involved.

1.) I will consult on home repairs and upgrades. Ensure the home sells for the most amount of money in the shortest amount of time, with the highest return on investment.

2.) Provide a list of vendors to help facilitate any upgrades or home repairs including contractors and handymen, painters, estate liquidators, yard sales, personal property removal, packing and shipping. Make introductions to local charities that will pick up donations, meeting with contractors, charities, etc to take that burden off of the heirs.

3.) Property going through probate proceedings sometimes follow a different set of rules under state and local ordinances. It is important to have the correct language in both the listing agreement and sales contract to avoid liability.

4.) Help the family assess whether they should sell the home quickly via wholesale markets; or follow the steps mentioned above and sell it for retail.

These are some the most important services I can offer a client, going through probate. As an experienced “Probate Realtor” I’ll help prepare a client for the unexpected and ensure the client reaps desirable results based off their needs.
